We include our initial consultation and inspection, help you make changes to get the property ready to rent (if needed), set up your account with us, coordinate any necessary staging, take high-quality photos, install an executive rental sign outside the home (if permitted), advertise in various print and online mediums, market the property to various corporations and relocation companies both in and outside of Calgary/Edmonton, facilitate showings to prospective tenants, take tenant applications, conduct tenant background check/screening, and help you develop a lease that best suits your needs.

If we are getting multiple tenant showings without anyone submitting their application, then it is most likely we are asking too much for a rental rate. We do our best to stay on top of market conditions and set a rental amount that is competitive to ensure that the property is rented as quickly as possible.
We verify stable income and employment, and make sure their base income is sufficient to cover the financial requirements. We also evaluate credit history to screen any recent collection activity or multiple late payments in the past year. Many of our executive rental leases are signed by a company, which usually means reliable rental income for our owners.
Unfortunately we cannot involve owners in every aspect of the tenant selection process. We will make our best effort to find the best possible tenant for your property as efficiently as possible. We will periodically update you on the leasing process, and will inform you as soon as we have secured a qualified tenant. By law, we have to protect the tenant’s privacy. If you know of someone who is interested in renting your property, please have them call us. We will conduct our regular background check, and if they are qualified and sign a lease with us, we will discount $100 off of the leasing fee.

Owners are paid either electronically or by cheque between the 12th and 15th of each month. Unfortunately, we can’t transfer funds earlier than that because we are required to wait 7-10 business days for tenant rent cheques to clear.

Whenever you add a new rental or executive rental property to the portfolio we already manage, we waive the first month’s property management fee. We also give you one month of free management for referring a property owner who uses our property management services.
If an eviction is ever required, we will coordinate the eviction process on the property owner’s behalf by serving the eviction notice and handling the necessary legal filings. In situations where it is needed, we will hire an attorney or bailiff that specializes in difficult evictions. Evictions are very rare in executive rental housing.
The cost can vary greatly depending on how difficult the tenants are. The cost can run from several hundred to several thousand dollars, and the process can take 30-90 days. This is why we have a very careful screening process we put all potential tenants through.
As the landlord, it is our job to periodically check on the property. We do this semi-annually and an owner may accompany us; however, once a tenant takes possession, the property becomes their home. The Alberta Residential Tenancies Act states that “neither the landlord nor a person having a claim to the premises under the landlord will in any significant manner disturb the tenant’s possession or peaceful enjoyment of the premises.” Property owners are advised not to engage in activities that could be a violation of the tenant’s rights under the act.
Once we get a service call from a tenant, we confirm that the repair isn’t the tenant’s responsibility. As per the property management agreement, Mountain Park Real Estate has the authority to address all emergency repairs immediately. Any repairs in excess of $500 require the authorization of the homeowner before any work is started. Keep in mind that for high-end executive rentals, we have to address problems as quickly as possible. We will coordinate any maintenance or repairs through the extensive list of maintenance companies that we work with. We do not add a surcharge for this service; you only pay for the exact amount of the repair and we will provide you with a receipt.
We will give you the opportunity to address all repairs yourself whenever possible. If the issue isn’t dealt with within 24 hours of the owner being notified, we will make efforts to address the situation, especially in the case of executive rental housing.
A high percentage of tenants have pets, and by restricting this large pool of tenants, we would greatly lessen the possibility of renting your property quickly for the highest rental rate possible. In the case of an executive rental relocation tenant, it would be unreasonable to ask them not to bring their family pet. We ensure they submit a deposit to cover damages that their pet may cause to the property.
Reserve funds are put in place to pay future repairs and maintenance planned for in the Reserve Fund Study.
